After creating a detailed documentation of the interior and exterior of the house, we will create ads tailored to the property and post it to major rental listing websites. A 24-hour hot-line will be provided that a prospective tenants will be able to know the detailed information about the property. An experienced agent will be prepared to meet prospective tenants for showings throughout the week and weekend. Tenant move in & Management 租客入住和管理
Before tenant sign the leasing agreement, we will review lease agreement with tenant regarding rental payment terms and required property maintenance. After tenant moved in, we will send payment notice and collect rent every month. we will also perform periodic inspections (Inside and outside) on a predefined schedule looking for repair needs, safety hazards, code violations, lease violations, etc. If tenant violate the agreement, we could fill relevant paperwork to initiate and complete unlawful detainer action and representing owner in court, coordinating with law enforcement to remove tenant and tenants possessions from unit. 在和租客签署协议之前,我们会和租客把出租条款,必要的维护都讲清楚。在租客搬进去以后,我们会及时通知租客 交房租并按时按月收取。我们也会参照时间表对房屋进行周期性检查(从里到外),包括看是否需要维修,有没有安全隐患,租客是否违规等。 如果租客违反了租房协议,我们可以填写相关法律文件来执行驱逐程序,代表房主上法庭,和执法部门合作,驱赶非法租客,清空非法租客所属财物。

We are able to make payments on behalf of owner (Mortgage, insurance, HOA dues, etc.), and provide detailed reports of expenses via invoices and receipts. We have an in-house maintenance crew. They can handle all different repair works, and the prices is considerably lower and reasonable. We also have licensed and experienced contractor to do outdoor area maintenance (grass, plants, trees, etc.). If you need improve your yard but has no idea how to do, our contractor can provide different designs, samples and price quotes. Responsible for Repairs 负责修理
After you move in the house, when there is an issue like power/water breaking down, roof leaking, furniture (come with the house) damaged, and etc, call us at any time, we will attend to it and fix it as soon as possible.
